As the revitalization of Jersey City continues along the Hudson River waterfront, construction of the property that was once a warehouse has officially started.

Earlier this week, dignitaries including Jersey City Mayor Steve Fulop joined the head of Halpern Real Estate Ventures to celebrate the start of an important new project in the West End community. The project will build a new six-story luxury rental building that includes nearly 50,000 square feet of modern indoor and outdoor facilities.

The project was approved by the Planning Committee in July and will revitalize a 2.54 acre site at 49 Fisk Street. The first phase of the planned two-pronged project will rise near Mallory Avenue and install a temporary above-ground parking lot to the west.

Designed by Minno & Wasko Architects and Planners, the interior design and amenities are planned by The Meshberg Group. This 337-unit development will include 143 automatic parking spaces in the ground floor and underground garage facilities. 169 bicycle parking spaces will also be exhibited in the development, and the exterior will use masonry veneer and cement slabs.

The building will provide private and public co-working space as well as various outdoor spaces for residents, including a 14,000 square foot landscaped courtyard. A 18,000 square foot roof will provide 360-degree panoramic views and include several plots of community gardens.

Other amenities under development in the future will include an underground bar and a fitness center, while sustainable elements such as waste diversion and energy recovery systems, rooftop solar panels, electric car chargers and rainwater harvesting systems will be included in the project.

"The West End of Jersey City has undergone unprecedented changes in a positive way over the past eight years," Mayor Flop said at the groundbreaking ceremony. "For decades, the city has been struggling to obtain any type of investment in the West End, so today it is symbolic in a meaningful way, and it sends a strong message that Jersey City is making the West End for everyone Priority."

Halpern expects to complete the construction of the project in the fourth quarter of 2023 and has retained The Corcoran Group as the exclusive marketing and leasing agent.
